Morgan County Foreclosure Auctions

Morgan County holds its foreclosure auction at the courthouse in Madison, on the first Tuesday of every month. The courthouse sits at the corner of Jefferson and Hancock in the Madison Historic District. Madison is both the county seat and the largest city, and Morgan sits in the lake country between Atlanta and Augusta. Not bought at auction before? Our guide sets out how Georgia foreclosure auctions work.

Madison the city, Madison the county

Madison is the seat of Morgan County. Madison County is a separate county about fifty miles northeast, with Danielsville as its seat. The pairing people assume is wrong in both directions, and a records search filed against the wrong one comes back empty.

One thing that trips people up: the Clerk of Superior Court is not in the courthouse. The clerk sits at 384 Hancock Street, which the county describes as the second building below the courthouse, so records and the sale are at two different addresses. Foreclosure notices publish in the Morgan County Citizen. Morgan grew from 20,097 residents at the 2020 census to an estimated 22,095 in 2025, helped by proximity to Lake Oconee. The current courthouse is the county's third, built between 1904 and 1905. Our auction day checklist sets out what to carry and what to check.
