DistressedProps is a platform for finding and tracking foreclosure auction opportunities in Georgia. It aggregates foreclosure listings and auction data, then adds tools like status tracking, alerts, enrichment, and exports to help you act faster.
The platform surfaces foreclosure listings earlier than most other sources, keeps sale status current as cancellations and changes happen, and gives you the property context and owner information you need to research a deal before auction day. The earlier you know about a listing, the more time you have to run comps, do a title screen, arrange financing, and decide whether to bid. No. Auction.com, Xome, and Hubzu are bidding platforms and only have a list of properties they individually represent. DistressedProps is a research and monitoring platform that has a list of all Georgia foreclosures, and helps you find and track Georgia courthouse-step foreclosure listings before auction day. Some listings in DistressedProps may include a third-party auctioneer link where online bidding is available, but the platform itself is a research tool, not a bidding platform.
No. DistressedProps covers mortgage foreclosure auctions, which are properties being sold by lenders to recover unpaid loan balances, and does not currently cover tax sales. Tax sales, which result from unpaid property taxes and are run by county tax commissioners, are a separate process and are not currently included on DistressedProps.
DistressedProps covers all 159 Georgia counties — every county in the state, without exception. This includes major markets such as Fulton County, DeKalb County, Cobb County, Gwinnett County, and Clayton County, along with every other county across Georgia. You can review foreclosure listings and auction activity statewide within a single searchable system.
Yes. You can search and filter listings by county, city, and zip code. You can also search by address to find a specific property.
Data And Listings
Listings typically include core identifying and auction details such as address, county, sale date, attorney, and foreclosure status. DistressedProps is the only source where you can find all published opening bids in one place. When available, DistressedProps also surfaces related fields like owner name, owner mailing address, tax data, and Zillow context links.
DistressedProps aggregates from a multitude of sources including, but not limited to, foreclosing attorneys, legal newspapers, auction platforms, and county records.
Listings and status changes are processed as new public information is published and reconciled inside the platform. Update frequency can vary by source and by event type, but the system is designed so you do not need to manually check multiple websites.
Pending means the property is still scheduled for auction on the published sale date. Cancelled means it is no longer scheduled — the sale was called off. Sales can cancel right up to auction day, which is why refreshing status before you bid matters. See the auction day checklist for how to confirm status before you show up.
Yes. Past sale records are retained on the platform so you can research prior auction activity for a property or county.
Some fields may be unavailable or delayed depending on when public records are published or updated. DistressedProps surfaces what is available from those records and continues to enrich and reconcile data as updates come in.
Alerts and workflow
Alerts work on a follow model. Click "Follow" on any individual listing and you are notified when anything changes for that property — status, sale date, bid information, attorney details. You can receive alerts by email or text depending on your preference.
Yes. DistressedProps supports exporting listings and related data to a spreadsheet so you can analyze, or integrate into your team workflow.

Access and pricing
Pricing is based on the Georgia counties you select. We rank selected counties by pricing tier, then apply package savings by position. Higher-activity counties are priced first, and additional counties receive increasing package savings. Visit the Pricing page for a full breakdown.
Yes. You can add or remove counties at any time. Additions take effect immediately. Removals are scheduled for your next renewal date.
No. Pricing is by county only. When you subscribe to a county you get all listings in that county, with no zip code restrictions or additional charges.
Yes. You can choose monthly or annual billing. Annual billing is available at a discount. The pricing page shows both options side by side.
Yes. A statewide package covering all 159 Georgia counties is available as a single subscription. See the pricing page for current cost.
