Price and the current round
Reports are prepared in rounds: orders are taken until the round closes, and every report in the round is delivered by the same time.
What's in a Title Report
Each report covers one property and states the date its search is effective through. It lists what the records show for:
The property
Address, county, tax parcel ID, plat book and page, subdivision and the full legal description.
Current owner of record
How title is held, and the deed that vested it: type, book and page, recording date and consideration.
Chain of title
The deeds, most recent first.
Security deeds (mortgages)
In lien priority order, with the foreclosing instrument marked and any assignments, modifications or subordinations.
Liens and judgments
Such as federal tax liens, with amounts and whether each is open or satisfied.
Property taxes
Taxing authority, tax year, amount, and whether paid or delinquent.
UCC fixture filings
Who filed, the filing number and date, and whether it was continued or terminated.
Easements and restrictions
Easements, restrictive covenants and other restrictions of record, and any homeowners or property owners association.
What a Title Report is not
Not legal advice
DistressedProps is not your attorney. The report is not a title opinion, a legal opinion or a certification of title.
No guarantee
Public records can contain errors, gaps and recording delays, so the report may not show every matter that affects title.
Get your own legal advice
Talk to a qualified Georgia real estate attorney before you buy, bid on or finance a property.
Not title insurance
The report does not insure, guarantee or defend title, ownership or marketability.
Your decision, your risk
You accept the risks of relying on the report and of any decision you make with it.
Liability is capped
The most you can recover from DistressedProps over a report is what you paid for it.
